Find Off Market Real Estate (FOMRE)
What is FOMRE?
FOMRE, LLC (Find Off Market Real Estate) is a nationwide real estate advertising platform formed in 2017 started by longtime investor Jeff Filali and focused on off-market investment properties.
Our goal is to help connect people who want to buy discounted real estate investments with people who want to sell properties privately without listing them on the MLS or using a real estate agent or broker.
Think of FOMRE as a centralized place to discover privately marketed real estate opportunities across the United States.
What does “off-market” mean?
An off-market property is a property that is for sale but not publicly listed on the Multiple Listing Service (MLS) or major public real estate websites.
These properties are marketed privately and directly to investors instead of being broadly advertised to the general public.
Off-market sales are often preferred by sellers who want:
-
Privacy
-
Speed
-
Fewer contingencies
-
Direct communication with buyers
Are you real estate agents or brokers?
No.
FOMRE is NOT a real estate brokerage and DOES NOT act as an agent or broker for buyers or sellers.
We DO NOT represent either party in a transaction, DO NOT negotiate deals, and DO NOT collect commissions.
We are an advertising and information platform only. Our founder is a longtime real estate investor who’s been investing since 1997 and created this platform to help connect investors, wholesalers, and homeowners nationwide.
How does FOMRE work for buyers?
Investors sign up and tell us what types of properties and locations they are interested in.
When off-market properties are advertised that match those preferences, we share that information so buyers can contact the seller,, advertiser, or wholesaler directly.
Buyers then handle their own:
-
Property analysis
-
Inspections and Due Diligence
-
Negotiations
-
Contracts
-
Closings
FOMRE is NOT involved in the transaction itself. We are just an advertising platform that helps connect the dots. Think of us as the classifieds for off-market properties nationwide.
How does FOMRE work for sellers?
Homeowners, investors, and wholesalers can advertise their off-market properties or contracts to a nationwide audience of active investors.
This allows sellers to:
-
Avoid listing on the MLS
-
Avoid agent commissions
-
Sell privately and directly
-
Control their own pricing and terms
Buyers contact the seller directly to discuss the deal.
Does FOMRE charge investors to join?
No.
There is no fee for investors to sign up and receive updates on off-market properties.
Does FOMRE charge sellers a commission?
No. Not at this time.
FOMRE does NOT take commissions or percentages of any sale.
We are NOT a brokerage and do not get paid based on whether a deal closes.
(If optional advertising or promotional upgrades are offered, those are for advertising exposure only and are not transaction based commissions.)
Does FOMRE verify the properties?
No.
FOMRE does NOT inspect properties, verify ownership, confirm condition, or validate financial numbers.
All information comes from the party advertising the property.
Buyers must perform their own independent due diligence before purchasing any property.
What kind of properties are advertised?
Off-market listings can include:
-
Single family homes
-
Multifamily properties
-
Fixer uppers
-
Rental properties
-
Value-add and rehab projects
-
Portfolio sales
-
Land and development opportunities
- Performing and non-performing Notes
Availability depends on what sellers choose to advertise at any given time.
Are these foreclosure or bank-owned REO properties?
Sometimes, but not always.
Off-market simply means privately marketed, not publicly listed.
Some deals may involve distressed situations such as pre-foreclosures, probate, job relocation, divorce, etc, while others may be standard investment sales where the seller prefers a private transaction.
Who can buy properties through FOMRE?
Real estate investors of all experience levels may sign up.
However, real estate investing involves risk, and each buyer is responsible for their own financial decisions, analysis, and due diligence.
Only accredited and qualified investors who understand real estate investment risks should consider purchasing investment properties.
Is this a solicitation of securities or syndications?
No.
FOMRE is NOT a securities dealer, broker, or investment adviser.
Nothing on this platform is an offer or solicitation of securities.
We advertise real property and private real estate sale opportunities only.
Do you guarantee deals, returns, or profits?
No.
FOMRE makes no guarantees regarding:
-
Property value
-
Condition
-
Rent amounts
-
Profitability
-
Investment returns
All real estate purchases involve risk and must be independently evaluated by the buyer.
Can I use an agent or attorney if I find a deal here?
Yes.
Buyers and sellers are free to involve agents, attorneys, title companies, or other professionals if they choose.
FOMRE simply introduces opportunities and is not part of the closing process.
How quickly should I act on an off-market deal?
Often quickly.
Because these deals are marketed privately to active investors, attractive opportunities may receive fast interest. Most of our advertised properties get sold to our VIP investor list before ever making onto the platform’s available property list.
Having financing, proof of funds, and due diligence processes ready can help buyers move efficiently.
Can I advertise my own off-market property?
Yes.
If you are a homeowner, investor, or wholesaler looking to sell an off-market property or contract yourself, you can advertise it to our nationwide investor audience.
This allows you to market your property privately without listing it publicly on the MLS.
Do you get involved in negotiations?
No.
All communication, negotiation, and contract terms are handled directly between the buyer and the seller.
FOMRE does NOT act as an intermediary.
What due diligence should buyers perform?
Buyers should independently verify everything material to the purchase, including but not limited to:
-
Property condition and needed repairs
-
Title and ownership
-
Liens or encumbrances
-
Market value and comparable sales
-
Market rents and expenses
-
Zoning and legal use
Professional inspections, due diligence and legal review are strongly recommended.
Is my information kept private?
Investor sign-up information is used to send relevant off-market opportunities and related real estate investing updates.
Contact details may be shared with property advertisers when necessary to facilitate direct communication about a specific opportunity.
(Refer to the site’s Privacy Policy for full details.)
What markets do you cover?
FOMRE advertises off-market investment properties nationwide across the United States.
Availability varies by location and by the number of sellers choosing to advertise in each market.
